What would you do?

I have a snack and soda machine at a very profitable location. The tenant have moved out and the building mostly sits empty at this time.

Should I move or wait until a new tenant comes along. This has been a very good location up to this point.

Buddy! If you were in my area, I would say start looking for another location, cuz it could be 6 months to forever before another tenant moves into any given building. If you KNOW or highly SUSPECT that another tenant will come in very shortly, like within the next three months, then it may be worthwhile to wait it out, but where does that happen?

Depending on the size, location, and type of space, it may be listed on Loopnet (or a local commercial real estate service). An independent brake shop facility in a rural area (though it may be a profitable location for vending) may not show up in listings, but 10,000+ SF office space in a medium-sized market certainly will. If you know a commercial real estate agent, ask them to find out if there is any current interest in the space. It may be worth the 20 minutes and the favor it will cost you to find out, rather than putting a lot of time and concern into relocating your equipment. It may not even cost you the favor, if it sparks an idea in the real estate agent's mind. Some of them are always looking for new space to market. Your inquiry about a previously-busy location may be a good lead for them.
